The furniture and fire regulations 1988 Act applies to all holiday let properties. More information regarding this can be obtained from your local Trading Standards Office.

The regulations apply to: Dining chairs, armchairs, sofas, cushions, Beds, sofa beds, futons, pillows, upholstered headboards, mattresses and divan bases, Children’s Nursery furniture including playpens, highchairs and cots, The regulations do not apply to bedding, pillowcases, sleeping bags, mattress covers, carpets and curtains.

Gas Appliances The Gas Safety Regulation 1994. All property owners with gas appliances are responsible for the safety of their guests, annual checks are advised on all gas appliances to prevent any accidents such as carbon monoxide poisoning. Your Responsibilities Make sure that all electrical systems in the property are maintained, so there is no danger to any visitors to the property.

The definition of ‘electrical systems’ is extensive, so we have detailed the most relevant to a holiday let owner these are, televisions, washing machines, refrigerators, irons, hairdryers, electric blankets, lamps, kettles etc. The regulation only applies within the property owners control, electrical equipment brought in by visitors is not covered by the regulation.

Ensuring that a GAS SAFE registered contractor does yearly checks of any gas appliances and records are kept, both visitors to the property and Environmental Health Officers can make checks at any time. Please be aware that it is illegal to carry out any work on gas appliances unless you are GAS SAFE registered.
